SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE
WHEREAS, on January 12, 2018, George Robert Perkins, Jr. and Cynthia Perkins, husband and wife executed a certain Deed of Trust to Laurel A. Meyer, Trustee for the use and benefit of Mortgage Electronic Registration Systems, as beneficiary, as nominee for Fairway Independent Mortgage Corporation, its successors and assigns which Deed of Trust is of record in the office of the Chancery Clerk of Calhoun County, Mississippi, on January 18, 2018, in Book 397, Page 447, as Document Number 2018000113.
WHEREAS, Lakeview Loan Servicing, LLC, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk’s Office on January 16, 2026 in Book 472, in Page 408-410, as Document Number 2026000110; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Lakeview Loan Servicing, LLC, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on April 8, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Calhoun County in Pittsboro, Mississippi, to the highest and best bidder for cash the following described property situated in Calhoun County, Mississippi, to wit:
PARCEL ONE: A parcel of land in Lot 28 of the Re-plat of the Spratlin-Bennett Subdivision of the City of Bruce, Mississippi, according to a plat of said re-plat on file in the Chancery Clerk’s Office of Calhoun County, Mississippi, and more particularly described as follows, to-wit:
Beginning at the NE corner of said Lot 28; run thence West along the North boundary of said Lot a distance of 148.45 ft. to the NW corner of said Lot 28; thence go South along the west boundary of said Lot 28 a distance of 104.95 ft. to a point; thence run east along the line parallel with the aforementioned west line a distance of 148.45 ft., more or less, to a point on the east boundary of Lot 29; thence North along and with the east line of said Lot 29, and the east line of Lot 28 a distance of 104.95., more or less, to the point of beginning.
PARCEL TWO: A parcel of land on the North end of Block 117 of the City of Bruce, Mississippi, according to the survey of said city by Jack T. Willis, Civil engineer, and more particularly described as follow, to-wit:
For a point of beginning, begin at a point that is 104.35 ft. north at the NE corner of said Lot 18 of said Block 117, being a part of the Spratlin-Bennett Subdivision, as shown by the original plat thereof; thence run North a distance of 104.36 ft. to a point; thence East a distance of 208.71 ft. to a point; thence South 104.36 ft. to a point; thence West a distance of 208.71 ft. to the point of beginning.
Containing one-half (1/2) acre, more or less.
